I'm remortgaging with my existing lender, does that make it easier?
Not automatically. Being an existing customer doesn’t exempt you from a fresh valuation, and if spray foam wasn’t flagged when you first took out the mortgage, it can still surface as a new concern at the remortgage stage. It’s worth checking your lender’s current position early, rather than assuming your history with them carries any weight.
If I'm selling, does it matter what my buyer's lender thinks rather than mine?
Yes, and this is what catches a lot of sellers out. Your own mortgage situation might be irrelevant once you’re selling; it’s your buyer’s lender who needs to be satisfied. A buyer with a strict lender can pull out of a purchase even if your own lender never had a problem with the property.
Will a broker definitely find me a lender if mine says no?
A broker can widen your options and may find a lender willing to assess your case individually, but that’s not the same as a guarantee. If you’re on a tight timeline, a sale in progress, a chain waiting on you, pursuing an alternative lender can take just as long as removal, without the certainty of a yes at the end.
Does the outcome change if the foam was professionally installed with a warranty?
It can help, but it isn’t a guaranteed pass. A lender still weighing up “can our surveyor actually see the roof structure?” may take the same cautious position regardless of how well the foam was originally applied, the inspection problem doesn’t go away just because the installation was done properly.
If my lender is one of the more flexible ones, is removal even necessary?
Not always immediately, but you should always bear in mind you’re only solving the problem for right now. If you remortgage again in a few years, sell the property, or your current lender’s policy tightens, the same question resurfaces. Removal is the option that takes spray foam out of the equation permanently, rather than one lender at a time.
