Open-cell spray foam is soft, lightweight, and spongy to the touch, similar in feel to a stiff sponge. It’s more flexible, allows some air and moisture to pass through, and forms a lighter bond with the surfaces underneath.

Closed-cell spray foam is dense, hard, and rigid once cured. It bonds aggressively to rafters, tiles, membranes, and roof felt, forming a solid, airtight barrier rather than a soft layer sitting on top.

This difference isn’t just technical. It’s often what decides how a lender views your property. Closed-cell tends to be the bigger red flag, since it seals the roof space completely and bonds so firmly to the timbers underneath that a surveyor often can’t properly inspect the structure for rot, damp, or existing damage. Open-cell’s lighter, more permeable structure is sometimes easier for a surveyor to assess around, though it can still raise the same concerns depending on how it’s been applied.
